Nerja is a unique city on the Costa del Sol

The fact that the city was built right by the sea, at a time when people often chose to build further up in the mountains, is due to several factors. One of the main reasons was the natural protection the city had against pirates and other enemies who ravaged the sea. The Balcón de Europa offered an excellent vantage point, allowing early detection of potential threats and effective defense of the city. In addition, the area around Nerja has extremely fertile soils, thanks to the city's unique microclimate. The combination of geographical factors, proximity to the Mediterranean Sea, protective mountains and rich vegetation creates a special climate that differs markedly from the surrounding regional climate.
Residential areas in Nerja
Whichever residential area you choose in Nerja, it is never more than a walk or a bike ride to get to the center. Choosing the right residential area in Nerja depends a lot on your personal preferences and lifestyle. Whether you're looking for proximity to the beach, a bustling city center or a quiet oasis, Nerja has something to offer for everyone.

Centro histórico - Nerja city center - Old town of Nerja
In the center of Nerja there is the obvious advantage that you are close to everything with walking distance to restaurants, shops, and cultural attractions such as Balcón de Europa. The area is known for its narrow streets and traditional Andalusian houses with white facades and flower-adorned balconies. Here you will find a lively atmosphere all year round with many events and activities. Burriana beach is 1.5 km away, so it's great to walk.
Burriana
Burriana is famous for its amazing beach, Playa Burriana, which offers many water sports and beach restaurants. The area has many newly built homes and modern facilities. With its beachfront location and many amenities, it is a popular choice for families. Many residential areas are around Burriana and they are often on the hill so it is downhill to the beach and maybe more challenging to get home as you have to walk uphill. It is located about 1.5 km from the center of Nerja, so it is excellent to walk into the center of Nerja.
Chimenea
Chimenea is close to the popular Burriana Beach, making it easy to enjoy the sun and swim. The area is known for its quiet and exclusive atmosphere, with many newly built homes and modern facilities. Many homes in Chimenea offer fantastic views of the sea and the mountains.
Capistrano Village, San Juan de Capistrano and Capistrano Oasis
Capistrano Village, San Juan de Capistrano and Capistrano Oasis is a picturesque residential area, with beautiful gardens, several large and small communal pool areas and whitewashed houses. The areas are known for their calm and peaceful atmosphere, perfect for those seeking a relaxing lifestyle. The areas are also known to be well-kept and verdant, with fruit trees and flowers. It's a bit of a walk to the beach and to downtown, especially from San Juan and Capistrano Village, so having a car or taking the bus downtown and to the beach can help. Capistrano Oasis is closer to Burriana Beach than the other areas. See a simple sketch in the pictures below.
The areas offer a quiet and relaxed lifestyle, perfect for those who want to escape the noise of the city. Many homes here have fantastic views over Nerja and the Mediterranean Sea.
Torrecilla
Torrecilla is close to the beach Playa Torrecilla, which makes it attractive to beach lovers, but it is also close to the city center, which means that the area offers the best of both worlds. There are many restaurants, bars and shops nearby, making it easy to enjoy what the city has to offer. It is only a few minutes' walk to the balcony of Europe and the center of Nerja.
Punta Lara
Punta Lara offers a beautiful scenic setting with sea and mountain views. The area has an exclusive and secluded feel, with many luxurious villas and residences. Perfect for those looking for peace and privacy. Punta Lara is located a bit from the city center and may require a car or bicycle to get around easily, there are also buses. There are fewer restaurants and shops nearby compared to more central areas. Walking to the beach, Playa Playaso does not take long as it is located below Punta Lara on the other side of the road. Playa Playaso is not crowded with tourists in the same way as Burriana beach, many Spaniards choose to set up their beach tent here in the summer. In Punta Lara you will also find the popular restaurant in the hotel Avalon.
Los Almijara
Los Almijara is a popular residential area with a mix of apartments and townhouses, known for its beautiful gardens and communal pools. The area is quiet and ideal for families looking for a safe and child-friendly environment. There are several shops and restaurants nearby, and you can easily take a long walk or bike ride to the city center. The popular market in Nerja takes place in the car park located in Los Almijara. Walking to Burriana is easy as it's downhill all the way, but walking home can be a bit more of a challenge, especially if it's hot, then you can take the bus.
Parador
The Parador is very central and close to both Burriana Beach and the city center, making it easy to get around on foot. The area is rich in cultural attractions and is close to Nerja's historic sites and gardens. There is a wide range of restaurants, bars and shops here, creating a lively and dynamic atmosphere. Due to its central location, the Parador can be quite busy, especially during the tourist season, which may affect those looking for a quieter place. The prices of homes in Parador can be higher compared to other areas of Nerja, due to its attractive location. The street calle Carabeo is located in the Parador area, if you have the opportunity to buy a property there, there are some with fantastic views of the Mediterranean Sea.
